Main Services

Fully Managed Services By far our most popular lettings service as we take all the worry out of letting your property for you starting from advertising on all major websites, then carrying out a full credit reference check through an independent agency to ascertain the creditability and suitability of your tenant. All of which is in the shortest possible time. Arranging for all necessary certificates to be in place on your behalf, ensuring a full detailed inventory is carried out, drawing up of a legally binding tenancy agreement that sets out both the legal and contractual responsibilities and obligations of the two parties. Then of course the collection of rent. All you need to do is provide bank details of where you would like your rent paid too. It’s as easy as that!

Portfolio Management
If you currently have one or more rental properties, here at Bournes we offer a discounted management rate specifically for landlords with rental portfolios. Still offering the exact same standard of business, whether you have three properties or a converted country home with a number of apartments. Please contact us to discuss your discounted rate.

Tenant Find / Placement Services
If you would like to be more involved in letting your property and just require us to advertise and secure a tenant for you, we are happy to be instructed on this basis also. After advertising and a full credit reference check has been carried out we will introduce the tenant to you once we are happy with their suitability. We can still arrange for the drawing up of a tenancy agreement or rent collection with this service if you require. There are lots of flexible options, so please discuss with your property manager to find out which service suits you the best.

Practices & Services

Referencing
At the point of instruction Bournes will be using our years of experience and working hard to secure a tenant for you in the shortest possible time. Once the tenant has been found a full credit profile check is carried out to verify their employment income, a reference from their previous landlord if any and bank status. If they were to fail this check in any area rest assured we will not place them into your property.

Inventory and Condition Reporting
An inventory is an essential document when renting out a property and here at Bournes we provide a full written document with photographic evidence at the start of each new tenancy. This report is carried out by an Independent party and provides details of fixtures and fittings and describes their condition and the overall condition of the property. Without a proper inventory the check out process at the end of the tenancy becomes all the more difficult which in turn can have a negative affect of claiming any funds back from the tenant’s deposit.

Tenancy Agreement
Bournes tenancy agreement is a legally binding contract between yourself and the tenant that sets out both the legal and contractual obligations of the two parties. The tenant is handed their copy and your copy remains on file unless you wish to keep it yourself.

Marketing
We will advertise your property on the major property websites ensuring you achieve maximum coverage in order to secure a tenant. We also advertise regularly in the Andover Advertiser, Basingstoke Gazette and Salisbury Journal.

Deposit Handling
Since April 2007 all deposits taken for Assured Shorthold Tenancies must be registered and covered by a tenancy deposit protection scheme and should you wish for us to manage your property then you will be covered. However if you manage the property yourself you will need to register with a scheme and supply us with the details.

Legal Compliance

Insurances
Bournes we can provide details of additional insurances if you wish ranging from Legal Expenses & Rent Guarantee and Landlords Household insurance. Please discuss with your dedicated property manager who can provide you with more information and the costs involved.
